Our Concept & Planning Design Team leads projects from feasibility through to full planning (RIBA Stages 0–3), helping clients unlock site potential and shape a clear, deliverable vision. We create site-responsive, commercially focused designs that balance creativity with feasibility. Services include feasibility studies, site appraisals, concept design, and planning submissions — all tailored to each site’s unique opportunities and constraints. Working nationwide across residential, mixed-use, commercial, hospitality, and public sectors, we bring informed, imaginative thinking backed by practical know-how. Early collaboration with our Technical & Construction Delivery team ensures every concept is creative, buildable, and cost-efficient.

Our Technical & Construction Delivery Team takes projects from developed design through to completion on site and handover (RIBA Stages 4–6), providing detailed, coordinated, and buildable technical information that supports confident delivery.
We specialise in translating planning approvals into high-quality, fully detailed and coordinated technical packages that support developers and contractors through the delivery phases of a project. Around half of our work is dedicated to technical design and construction stages, making us a trusted delivery partner for many leading developers and contractors.
We recognise that buildability, compliance, and cost-efficiency are critical, and our in-depth experience and knowledge ensures that projects are delivered seamlessly through the post-planning stages.
Led by our Technical Director, an architectural technologist with a main contractor background, we understand the challenges contractors face — from fire safety compliance, procurement issues and sustainable construction methods to the pressures of programme and cost control. That’s why we offer a proactive, technically focused service that supports contractors at every stage of project delivery.
Many of our developer and contractor clients also engage us to develop and deliver schemes that already have a planning approval or that have started on-site but require a more technically focused team.
Building Regulations Principal Designer
Further to the introduction of the Building Regulations Principal Designer role under the Building Safety Act 2022 it has become a critical part of every project. We provide this service for all building types (including Higher Risk Buildings), taking all reasonable steps to establish competency and confirm that designers comply with their duties under the building regulations. Our team manages and coordinates the design process to ensure that the design work on a project is co-ordinated to demonstrate compliance with the Building Regulations. This includes sharing of information with the Principal Contractor and assisting the client in providing information to other designers and subcontractors as requested.
