Planning Submitted for Residential Scheme in Luton

Working with Optimis Consulting and a private client, we have developed proposals to support a planning application for a new residential development in Luton. The scheme includes 23 high-quality apartments with associated amenity areas, plant rooms, refuse and cycle stores, and landscape improvements by Landscape Architects LDA to enhance the setting and streetscape.

The site, formerly in commercial use, lies within an area undergoing rapid residential regeneration, with several adjacent schemes recently approved. The proposed design and layout respond positively to this evolving context, delivering a development that contributes to the area’s transformation while respecting its existing character. The design has been refined through consultation with Luton Borough Council as part of the Pre-Application process.

The development will integrate seamlessly with the surrounding streetscape through appropriate scale, massing, and materiality. Active frontages, low brick walls, and soft landscaping will enhance the public realm, while the architectural approach combines local brick tones from the nearby Conservation Area with contemporary detailing to reflect the area’s evolving identity.
