Planning Submitted for Residential Scheme in Dacorum
We are pleased to confirm that a planning application has been submitted for a new residential development within the Green Belt in Dacorum. Working in collaboration with Smith Jenkins Planning & Heritage and a private client, we have developed proposals for the creation of 10 high-quality family homes set within a carefully designed landscape framework.
The proposals retain and enhance key features of the site, including a historic orchard and existing ponds, while introducing attenuation ponds, new tree planting, and wildflower meadows to further enrich biodiversity.
The site, formerly a farmstead now used for commercial storage and equestrian purposes comprises previously developed land within the Green Belt. The design and layout of the scheme respond sensitively to the site’s constraints and opportunities, as well as to its wider rural setting. The proposals have been refined through consultation with Dacorum Borough Council as part of the Pre-Application process.
Key Features of the Scheme
• 10 high-quality family homes reflecting local character and enhancing the site’s setting.
• Reduced footprint and volume to protect the openness of the Green Belt.
• Improved site character, creating a more sympathetic neighbour to surrounding properties.
• Biodiversity net gain of at least 10%, with new habitats and enhanced visual quality.
• Extensive soft landscaping with new planting, wildflower meadows, and orchard retention.
• Sustainable drainage with new attenuation ponds and flood resilience measures.
• Low-density layout maximising open space and maintaining the rural character.
A big thank you to the project team: Rappor (drainage and highways), IDP (landscape design), and Shove Media (visualisations).
