Listed Building Planning Success in Bedford Borough

We are delighted to announce that Benchmark Architects has successfully secured Planning Approval and Listed Building Consent for the Grade II Listed 16th-century thatched cottage near the village of Thurleigh in Bedford Borough for a private client.

The scheme will see the removal of unsympathetic 20th-century extensions to reveal the original cottage, replacing them with sensitive single-storey pitched-roof additions. Minimal glazed links will connect the cottage to the existing barn, which will be converted into living accommodation. Essential repairs to the historic structures include thatch and window restoration, internal remodelling, and upgrades to improve thermal performance while preserving key historic features.

Developed closely with the BCC Planning Department and Conservation Officer through two pre-applications, the design aims to protect, enhance, and future-proof the heritage asset. Removing the 1970s additions restores the cottage’s visibility and character, while the new extensions offer a more sensitive and coherent way to connect the historic building with its contemporary additions:

• Enhance internal layout for modern living without harming historic fabric
