New Plans Transform an Industrial Site in Luton
Plans have been submitted to the Northwest of Luton centre, alongside Waller Avenue. This development will see a mixed-use development replacing an industrial site in a primarily residential area creating a high quality mix of residential units, ranging from 1 bed flats to family houses and duplexes.
The external spaces of the development will provide landscaped courtyards, each to have a different feel and theme. The courtyards are enclosed by built form adjacent to the railway which creates semi-private amenity space for residents to enjoy.
The design seeks to offer a sustainable built environment and surrounding landscape. The new and improved public open space will bring significant biodiversity gain through the additional green spaces at ground level, terraces, and green roofs. The landscape designs will be pedestrian focused with multi-purpose hard paved spaces with integrated seating and planting.
The proposals will also see new commercial retail space and office units generating increased employment opportunities. The inclusion of commercial space will present new opportunities for businesses in the surrounding area, provide local amenities for both new and existing residents and will revitalise this part of Waller Avenue.
